餐飲擴點需求大 東區巷變拉麵街

【劉曉霞╱台北報導】國內餐飲消費力驚人，帶動餐飲業店面擴點需求。根據高力國際昨天公布上半年商辦行情調查顯示，零售店面比辦公大樓活躍，尤其是餐飲業者擴點需求大，包括2~3位具備米其林主廚的高級餐廳提出找店面需求，加上日本拉麵也紛紛來台擴點，使北市忠孝東路巷子儼然變成「拉麵一條街」。

吸客效應相對好

以米其林主廚找高級餐廳店面為例，高力透露，金融圈人士曾去BELLAVITA的法式餐廳用餐，吃完後讚不絕口，還挖角米其林主廚，將在忠孝東路巷內開設法國餐廳。高力指出，餐飲業者對店面需求相當高，「詢問電話不停」，付租能力約在每坪租金2000~3000元。
住商不動產副總經理劉明哲說，年輕人愛吃拉麵，東區又是年輕人群聚地點，吸客效應相對好，同時，拉麵街都是日本品牌，此時進駐拉麵街也為打響品牌知名度，才使忠孝東路巷子儼然變成「拉麵一條街」。

金融業商辦活躍

高力國際辦公樓及工業務業服務董事邱秀凰指出，第2季商辦市場仍以商旅飯店、醫美診所、做月子中心、餐飲等企業為租賃主流；科技業和金融業需求也相對活躍，金融保險業需求成長近1倍。
