預售屋對保

我今年九月下訂了一間預售屋，預計交屋日期是105年

但現在有些問題想問

1.正常來說對保到交屋這段時間應該是多久

2.貸款要怎麼申辦？因為還沒成屋銀行是不給貸的

3.如果貸款時銀行鑑價差異過大貸不到足額怎麼辦

4.申辦貸款到撥款正常要1~2個月吧？如果從對保到交屋不足時間銀行來不及撥款該怎麼辦？

我先提供一下我的資料

自備款約240

身份：公務員

預售屋價格745萬

已付訂金10萬簽約金102萬

不要給我貸款相關訊息，什麼ok忠訓那些我都不需要
